BLOCK MANAGEMENT SERVICE

We know how important it is that you receive amazing service whilst still keeping the service charge as low as possible.

We take care of everything in residential blocks and their communal areas, from day-to-day management to advising developers on the design of new residential and mixed-use buildings. We offer advice and assistance to set service charge budgets and provide consultancy to the developers.

Our clients include investment funds, private landlords and resident management companies, with properties across the South-East.

Our experienced accounts team is in place to deal with the financial side of your property management. We will provide you with:

    We are a member of PRS Property Redress Scheme and have vast experience in handling property rentals across London. We work with corporate businesses, house builders, property developers, buy-to-let specialists and private individuals.

    INCLUDES

    As part of our fully managed service Landlord's receive:

    • Property appraisal and rental valuation.

    • Full tenant referencing.

    • Preparing a Tenancy Agreement including Prescribed Information or a Non-housing Act Tenancy Agreement if appropriate.

    • Preparing a full and comprehensive Inventory and Schedule of Condition either in-house or using an external inventory company.

    • Protecting deposits with The Deposit Protection Service.

    • Collecting the rent from the Tenant(s), deducting any expenses incurred in the period and the agent’s fees. Crediting the balance to a nominated account.

    • Regular property inspections.

    • Arranging any works or repairs at the property. Liaising with tradespeople and the tenant(s). Obtaining quotes where necessary and liaising with the landlord.

    • Arranging annual gas safety inspections and periodic electrical inspections.

    • Making payments on behalf of the landlord from rents received.

    • Carrying out an inspection at the end of a tenancy using the Inventory and Schedule of Condition.

    • Serving relevant notices to the tenants.

    • We offer a Landlord accounting facility.

    With our roots in property development and having provided aftersales services to an award winning developer on 25 sites and more than 250 units we now use this unique experience to offer this service to other developers.

    Once completion is reached Parallel take over the process of snagging and dealing with any defects. We use our experience to act quickly using market leading software to record, report & follow up any issues.
